The Challenge:

  • Reposition and rehab the building with tenants in place.
  • Replace HVAC = install new chiller and air handlers
  • Give the property a presence on Peachtree
  • Renovate and Lease the property in a short time frame to satisfy owners objective of a short term hold.

Our Strategy:

  • Invest $3million in renovation and rehab of mechanical systems to justify a high B rent in the midtown market.
  • Give the property a new look and name so tenants would be able to easily identify their building.
  • Appeal to the creative firms that needed to office in the High Museum area of Midtown.
  • Give the building a "artsy" feel in order to play off of the Art district of Midtown.
  • Try to keep a Museum or destination quasi retail presence on the first floor.

 


The Results:

  • Exterior renovation and mechanical improvements were successful.
  • Found that smaller tenant was the better fit for the property.
  • Interior renovations required more corridors.
  • Lease up out performed the Midtown market.
