Redline Property Partners, the real estate investment and management firm, announced that it has commenced its building-wide renovation of its 2 Sun Court office building. Lincoln Property Company Southeast will lease the property.
The firm plans to renovate the common areas and restrooms throughout the building, redesign and upgrade the entrances and lobbies and modify the base building system. Redline also plans to create an outdoor tenant lounge and public meeting spaces. Redline has already created and implemented new amenities like building-wide Wi-Fi and an on-site food delivery program.
Coupled with the renovation is the property’s rebranding into “2 Sun”.
“We’ve tailored the renovation plans to meet the needs of today’s tenants in our quest to deliver an improved property that will provide an exceptional experience at great value. Rebranding the property is our way of shepherding in a new era of the building’s celebrated history”, said Redline principal Andrew Webb.
2 Sun is strategically located in the heart of the coveted Peachtree Corners office sub-market. With a number of nearby retail amenities and direct access to major transportation arteries, the building maintains superior accessibility and visibility. Its central location allows companies to access multiple talent pools in order to attract and retain employees from all areas of the metro. The building includes a 4-story tower, abundant parking with a 6.2/1,000 SF parking ratio and newly-developed amenities always available to building tenants free of charge.
To deliver the best service possible, Redline has partnered with Grover Corlew for the property management and has enlisted the services of Matt Davis and Matt Fergus with Lincoln Property Company for leasing the remaining vacant space.
“The trend of favoring a collaborative and open workspace has historically been employed by larger corporate users, but we are seeing it across a wide range of tenants in today’s market—particularly in the suburbs”, said Lincoln Property Company’s Matt Davis. “This trend has created parking issues for a lot of property owners who have the typical parking ratio of 4/1,000 SF or less. 2 Sun’s ratio of 6.2 parking spaces per 1,000 SF sets it apart from the competition. With a new and proactive ownership group who is focused on high-quality building renovations, we are excited to be marketing a rebranded and renovated building with best-in-class parking.”
