Lincoln-Managed Former Primerica Corporate Headquarters in Duluth, Georgia, Sells for $12.5 Million
Kaiser Permanente has purchased the two-building former Primerica corporate headquarters, located in Duluth, Georgia, from Republic Funds for $12.5 million.
“This property sold for a premium, which shows the importance of engaging best-in-class property managers and leasing experts with a proven track record,” said Jeff Baryshnik of Republic Funds. “We knew this property would be a perfect fit for a large tenant, and Lincoln helped us to position it in a way that was appealing to that audience, ultimately resulting in a sale at a premium price.”
Jeff Henson with Lincoln Property Company oversaw leasing efforts at the property. The 190,000-square-foot property, which includes office and data center space, is located at 3200 Breckinridge Blvd. within the Gwinnett County Opportunity Zone. Kaiser Permanente plans to expand the facility to bring 800 new jobs to Gwinnett County by 2020. JLL represented Kaiser Permanente in the transaction.
In 2015, the property received a seven-figure renovation including marble throughout common areas and extensive upgrades including landscaping and new covered parking amenity. Final renovation work, including Calcatta walls, Italian floor tiles, brushed aluminum panels and revolving doors, was completed in January.
