Lincoln Property Company Breaks Ground on Factory Shoals Industrial Property

13 Nov 2018

Lincoln Property Company Southeast (Lincoln) and Crow Holdings Capital Real Estate have broken ground on Factory Shoals Distribution Center, a 251,466-square-foot speculative warehouse / distribution facility in Lithia Springs, Georgia.

Factory Shoals Distribution Center will be located in the I-20 West / Fulton Industrial submarket, one of Atlanta’s most active infill corridors. The  state of the art warehouse and distribution center includes 32-foot clear heights and a 185-foot deep truck court with 40 spaces for excess trailer storage. It will also feature motion-sensor lighting, 2000 amp electrical service and ESFR sprinklers. The new building, at 840 Factory Shoals Road, will be highly visible and occupy the southwest corner at the intersection of Thornton Road and Factory Shoals Road  with immediate access to I-20.

“Factory Shoals Distribution Center will offer a superior location in one of Atlanta’s top industrial corridors, providing one or multiple tenants with high visibility and easy access to Atlanta’s interstates, airport and intermodal facilities,” said Lincoln Vice President Denton Shamburger. “This location is ideal for e-commerce, warehouse and manufacturing users looking to satisfy their supply chain needs across the Southeast.”

Lincoln will handle the project’s leasing assignment upon completion, which is scheduled to deliver in the summer of 2019. This development represents Lincoln’s fourth building to begin construction since the beginning of 2017.

“E-commerce has heavily influenced the continued growth and strength of Atlanta’s industrial market. As the market continues to flourish, we believe there will be an outpouring demand for accessible infill locations,” Shamburger continued.
