Lincoln Property Company Southeast to Develop New Spec Distribution Center in Atlanta
Lincoln Property Company Southeast has broken ground on a 362,880-square-foot spec industrial warehouse/distribution center located at 6180 Buffington Road – just off the intersection of Flat Shoals Road and I-85 in south Atlanta.
Lincoln identified and contracted for the 56-acre site, took it through the entitlement process, and represented the institutional owner, an affiliate of Morgan Stanley Real Estate Investing. Lincoln will execute the development as well as manage and lease the project upon completion.
“This is an excellent opportunity to capitalize on the groundswell of e-commerce activity as well as the general warehouse and distribution needs of companies seeking industrial space in what has become Atlanta’s hottest submarket – I-85 South,” said Tony Bartlett, Lincoln’s senior vice president.
I-85 South/Fairburn is certainly one of Atlanta’s most active industrial submarkets featuring numerous large corporate tenants such as Google, SC Johnson, Duracell, Kraft, Clorox, JM Smucker and Proctor & Gamble. This new spec distribution center will offer a superior infill location with immediate access to I-85 and I-285 and close proximity to Hartsfield Jackson International Airport and the CSX Intermodal Facility.
“Located at the first full-diamond interchange south of the Perimeter, this Class A property offers an ideal strategic location within the submarket with immediate interstate access at the corridor’s least congested interchange,” said Denton Shamburger, a Lincoln vice president.
Additionally, the building will be a state-of-the-art industrial facility featuring 36-foot clear heights, 90 dock-high doors, four drive-in doors and flex lots that can be used for additional trailer storage, parking or outside storage. Delivery is slated for summer 2017.
