LPC Secures 21,000-Square-Foot Expansion with Variant at Circa 730

Lincoln Property Company Southeast (Lincoln) has negotiated a 21,017-square-foot expansion with Variant, a new technology enabled trucking brand by U.S. Xpress, one of the nation’s largest truckload carriers, at Circa 730 in the heart of Atlanta’s Midtown Techtangle. Lincoln’s Michael Howell, Hunter Henritze, Caroline Fisher and Matt Fergus represented the owner, Crestlight Capital. CBRE’s Paul Holmes represented the tenant.

After initially leasing 9,228 square feet of space at the building in 2019, Variant will now occupy a total of 30,245 square feet. The expansion will accommodate the company’s fastest-growing division, Variant, which uses a new operating model to reengineer the long-haul trucking industry. Variant’s algorithms leverage advanced technologies and machine learning to monitor real-time variables like traffic, weather and road obstructions to orchestrate its fleet. Variant drivers earn more miles and more pay, and the company’s turnover rate is one-fifth of the industry average.

“One year after the world shut down due to the pandemic, Atlanta remains a corporate and logistics hub throughout the Southeast,” said Lincoln’s Howell. “As Variant continues to grow its brand and emerge as a leader in the trucking landscape, we are confident Circa 730 will continue to provide a well-connected, professional setting within the creative and collaborative Midtown neighborhood.”

Repositioned in 2019 as Circa 730, the office building received renovations in excess of $6 million. The facility now features an enhanced lobby with a new fitness center, showers and lockers, a conference center, grab-and-go food options and bike storage space. Tenants also have access to expansive indoor and open-air gathering spaces, an outdoor patio with eye-catching sculptural suspension swings, and Atlanta’s first interactive pixel wall. Additionally, El Viñedo, a South American wine and tapas bar will open its doors at Circa 730 in March 2021.

Circa 730 is located within walking distance of the North Avenue and Midtown MARTA stations. The building is also just a short distance from many of Atlanta’s most popular attractions and landmarks, including the Fox Theater and Georgia Tech’s Technology Square, with easy access to I-75 and I-85.
