LPC Southeast Secures Full-Building Lease at Rockdale 20 Distribution Center

Lincoln Property Company Southeast (Lincoln) has secured a full-building, 288,477-square-foot lease at Rockdale 20 Distribution Center in Conyers, Georgia. Lincoln Senior Vice President Denton Shamburger and leasing associates Turner Fortin and Colin Beecham represented the owner, Hillwood, in the deal, which was secured before delivery of the building in Q4 2021. 

Kenco Group, the largest woman-owned, third-party logistics company in the United States, will occupy the building located off I-20 in Rockdale County. Based in Chattanooga, Tennessee, Kenco Group provides integrated logistics solutions including distribution and e-commerce fulfillment, comprehensive transportation management services, material handling equipment services and engineering innovation consulting. 

“Georgia has remained a hotspot for industrial growth, and Rockdale 20 Distribution Center offers an ideal last-mile location,” said Lincoln’s Shamburger. “Top industrial players from around the country continue to eye the Atlanta metro due to its relative affordability, talent pool and proximity to major transportation arteries, and with this move, Kenco Group is poised for continued success.”

Located on Old Covington Highway, Rockdale 20 Distribution Center is a rear-load industrial facility featuring 60 dock-high doors, two drive-in doors, up to 80 trailer storage spaces and 287 auto-parking spaces with prime interstate-adjacent signage opportunities. At less than a mile off I-20 and only 10 miles from I-285, Rockdale 20 Distribution Center offers easy access to major transportation routes and close proximity to Hartsfield Jackson International Airport. 

According to a Q4 2021 research report by Lincoln, the Snapfinger/I-20 East Industrial submarket gained 931,937 square feet of absorption and delivered 1,382,593 square feet of additional space in the last quarter of 2021. Overall, the submarket saw its best year since 2016, with a year-end total of 1,669,905 square feet of absorption. Construction activity is still strong in the area, with two new buildings breaking ground at the end of 2021 and 779,105 square feet of product currently under construction.
