Lincoln Property Company Southeast (Lincoln) has negotiated a new 7-year lease with Embark Behavioral Health at 3072 Early Street, a loft-style office complex situated in Atlanta’s Buckhead neighborhood. Lincoln Senior Vice President Hunter Henritze, Vice President Caroline Fisher and Leasing Associate Robert deGolian represented the landlord.
Embark, a mental health clinic offering a network of treatment and therapy programs for teens and young adults, signed a 8,352-square-foot lease at the center. Craig Goldberg with CBRE represented the tenant. Embark currently has locations in Alpharetta and Dahlonega and will establish its first location within Atlanta with its new full-building lease at Early Street.
“Embark was seeking high-quality, centralized office space to serve its patients within city limits, and 3072 Early Street provided an idyllic location in one of Atlanta’s most vibrant neighborhoods,” said Lincoln’s Henritze. “The building’s creative, loft-style feel and unparallelled access to nearby amenities and transportation made it the perfect fit for this tenant. We’re pleased with such a smooth leasing process at Early Street and know that Embark will be able to serve its patients well with such a top-of-the-line, thoughtfully designed office buildout.”
3072 Early Street is located on the corner of West Paces Ferry and Early Street Northwest in Buckhead Village, adjacent to a Whole Foods Market and various upscale shopping and dining opportunities. It is also within walking distance to the Peachtree Road Northeast and East Paces Ferry Road MARTA bus stop, as well as the MARTA Buckhead train station.
According to a Q1 2022 report from Lincoln, Buckhead’s vacancy was 21.4% for Class A office space, a slight increase from Q1 2021 when vacancy sat at 21.3%. As of the first quarter, 611,063 square feet of office space is under construction in the submarket.
