LPC Southeast Secures Two New Leases at 200 Ashford Center in Dunwoody
Lincoln Property Company Southeast (Lincoln) has negotiated two new leases totaling 6,500 square feet at 200 Ashford Center in Atlanta’s Central Perimeter submarket. Lincoln’s Hunter Henritze, senior vice president; Matt Fergus, vice president; and Seabie Hickson, senior leasing associate, represented the landlord.
“As the market stabilizes and we work to overcome the obstacles created by COVID, these two new deals underscore the resiliency of the Central Perimeter submarket,” said Lincoln’s Hickson. “We expect to see leasing momentum build and Central Perimeter remain an attractive office hub, as more companies scope out prime office product for expansions and relocations in Metro Atlanta. Rosenthal & Kaplin, P.C., an accounting firm providing businesses and individuals with a wide range of financial offerings including audit and tax services, signed a 4,500-square-foot lease at the center. Mark Rosenthal with CBRE represented the tenant. Springs Rejuvenation LLC also signed a new deal for a 2,000-square-foot space, with Austin Booth from Equity LLC representing the tenant. Springs Rejuvenation is a medical spa offering cutting-edge regenerative medicine and anti-aging services.
200 Ashford Center is a five-story, 159,154-square-foot office building located off of Ashford Dunwoody Road in Central Perimeter. Built in 1989, 200 Ashford Center offers a variety of first-class amenities and features such as an on-site cafe, an exercise facility with showers and lockers, a fully equipped conference center, a serene outdoor patio and more. With ingress and egress through Ashford Dunwoody Road and Mt. Vernon Highway, the property sits on a centralized location near plenty of shopping, dining and entertainment options.
According to a Q4 2021 research report by Lincoln, Atlanta’s Central Perimeter was one of only five submarkets in Metro Atlanta to absorb over 70,000 square feet for the quarter. Central Perimeter currently has 44,697 square feet under construction with an average rent rate of $30.23 per square foot, the largest asking rate in a suburban Atlanta market. Its vacancy rate has also continued to decline, falling 0.4% in the fourth quarter to finish the year at 24.6%.
