Q1 2023 Airport/I-85 South Industrial Submarket Report

The I-85 south submarket at just 4.4% merited the lowest vacancy this quarter despite increasing 40 basis-points from the previous year. Similar to other submarkets, the I-85 south submarket’s vacancy was affected by the slew of deliveries hitting the market. The 521,203 square feet of absorption gained this quarter was not enough to offset the three vacant buildings added to the submarket along with several small block subleases.
