Q1 2023 Atlanta Office Market Report

After three consecutive quarters of positive absorption, Metro Atlanta has found itself back in the red to begin the year with negative absorption of (314,632) square feet. As a result, the market’s overall vacancy rate rose by 20 basis points to 19.9%. In addition to vacancy, sublease availability at 4.0% has nearly tripled from pre-pandemic levels of 1.5%. In response to these conditions, asking rates in the market have remained relatively flat with landlords becoming more willing to offer increases in concessions.
