Q1 2023 I-75 South Industrial Submarket Report

The Airport I-75 submarket recorded the most absorption out of any submarket in Metro Atlanta this quarter at 1,072,758 square feet. The bulk of this figure can be accounted for by two of the largest move ins for Metro Atlanta in Q1, Ryder Systems at Gardner Logistics Center (678,000 sf) and ATL Freight’s sublease at South Park Logistics Center (297,188 sf). Despite these occupancy gains, vacancy rose minimally to 5.4% due to the nearly 550,000 square feet of unoccupied space that delivered this quarter.
