Q1 2023 Metro Atlanta Industrial Market Report

After several record breaking quarters, the Metro Atlanta Industrial Market is beginning to show signs of softening. The 2,449,371 square feet of absorption recorded this quarter is the lowest figure since absorption took off in 2020 Q1. As further evidence, leasing activity declined for the third straight quarter at 7,740,680 square feet. This represents a nearly 50% reduction when compared to the quarterly five-year leasing average of 13,407,389 square feet. As for construction activity, just 3.9 million square feet of product broke ground this quarter representing a 61% decrease in groundbreakings year over year.
