Northeast Atlanta Leads Market in Q2 in Absorption
- In a quarter of tepid gains, Northeast Atlanta led the overall Atlanta market in absorption, adding 98,006 square feet in Q2. This is the first positive quarter that Northeast Atlanta has had since Q1 of 2020.
- The submarket’s vacancy rate responded accordingly, falling 50 basis points (0.5%) to 19.4% across all property classes. The Class A vacancy rate hit a 3-year low, while the Class B rate has seen a 200 basis point (2%) rise over the past year.
- Rental rates rose slightly across all property classes, with the overall average rate rising 0.8% to $20.35.
