Q2 2023 Buckhead Office Submarket Report

Following two consecutive quarters of positive activity, Buckhead experienced a significant shift in the second quarter, with a negative absorption of 790,136 square feet. This decline was primarily caused by AT&T consolidating its operations at Lenox Park (-550,000 sf), as well as Carter’s downsizing at Phipps Tower (-94,973 sf). This negative absorption drove vacancy to increase by 370 basis points, the largest rise since the pandemic. On the flipside, sublease availability has decreased by 30 basis points compared to the previous year.
