Q3 2021 Airport/I-85 South Industrial Submarket Report

Atlanta’s second-largest industrial submarket gained 897,106 square feet of absorption in Q3, bringing its year-to-date total to over 5.6 million square feet. Airport/I-85 South is currently a hub for new development, with 20 buildings totaling 8,867,937 square feet under construction, and 10 buildings totaling 5,287,929 square feet having already delivered in 2021. The submarket’s vacancy rate fell for the fifth consecutive quarter, dropping 20 basis points (0.2%) to 6.0%. Airport/I-85 South was also the site of Atlanta’s largest industrial investment sale in the past 5 years, when Goldman Sachs acquired 6710 Oakley Industrial Blvd in Union City for $134,000,000, or $137 per square foot.
