Q3 2021 I-20 West/Fulton Industrial Submarket Report

Q3 saw the I-20 West/Fulton Industrial submarket absorb 620,664 square feet of space, bringing the overall vacancy rate down 50 basis points (0.5%) from Q2 to just 1.9%. This is the lowest mark across the entire Metro Atlanta industrial market, and also represents an all-time record for the submarket. With such little vacant supply, development has increased recently, with 4 buildings totaling 1,313,622 square feet breaking ground in Q3. This brought the total area under construction to just over 2.5 million square feet, 7% of the total under construction space in the Metro Atlanta market.
