Q3 2021 I-75 South Industrial Submarket Report

The I-75 South Industrial submarket has gained 5,452,186 square feet of absorption thus far in 2021. This is the third-most of any Atlanta submarket, and the largest absorption gain as a percentage of the submarket’s inventory, as I-75 South has just 68 million square feet of existing space. Q3 saw an absorption gain of over 1.1 million square feet, lowering the submarket’s vacancy rate 130 basis points (1.3%) to 7.4%. This represents the lowest vacancy rate in the submarket since 2015. Three new buildings totaling 1,015,509 square feet broke ground in Q3, bringing the total square feet under construction in I-75 South Industrial to 3,391,259.
