Q3 2021 North Central Atlanta Industrial Submarket Report

The North Central Atlanta Industrial submarket posted its fifth consecutive quarter of positive absorption, adding 43,118 square feet. This bring the submarket to 161,717 square feet of positive absorption for 2021. North Central Atlanta has the smallest inventory of any Atlanta industrial submarket, with just 18.8 million square feet of existing supply. The submarket currently has 8 buildings totaling 1,139,197 square feet under construction, 6.1% of the existing inventory. Vacancy rates across all products types fell by 20 basis points (0.2%) in Q3, finishing at 4.1%. Of buildings in the submarket larger than 250,000, the vacancy rate was 0%, with all the big box product in North Central Atlanta fully leased.
