Q3 2021 Northeast Industrial Submarket Report

Atlanta’s largest industrial submarket is pacing the market in 2021, seeing over 6.2 million square feet of positive absorption year-to-date. Northeast Atlanta also leads the market in total square feet under construction, with 11,548,473 square feet soon to deliver. In Q3 alone, 9 buildings broke ground in Northeast Atlanta totaling 4,331,314 square feet. Mirroring a trend seen in other submarkets, Northeast Atlanta’s vacancy rate is at an all-time low mark of just 4.7%, a 30 basis point (0.3%) drop from 5.0% in Q2. Average rates in the submarket have risen 12.7% over the past year, finishing Q3 at $5.13.
