Q3 2021 Northeast Office Submarket Report

  • Northeast Atlanta saw 246,966 square feet of positive absorption in Q3, bringing the year-to-date total out of the red to 159,467 square feet. This is the largest single-quarter absorption gain for the submarket since Q2 of 2013.
  • A large portion of this gain was thanks to Intuitive Surgical taking a combined 121,359 square feet at Lakeside at Spalding Triangle 100 & 200.
  • Northeast Atlanta’s vacancy rate fell 120 basis points (1.2%) to 17.9% across all property classes. This represents a 10-year low for the submarket. The Class A vacancy rate rose 90 basis points (0.9%) after Class A properties saw negative 59,855 square feet of absorption in Q3.
