
Q3 2021 Northwest Industrial Submarket Report
Northwest Atlanta saw 507,997 square feet of positive absorption in Q3, the 7th consecutive positive absorption quarter for the growing submarket. Northwest Atlanta has the largest amount of space under construction relative to the total inventory in the submarket, with over 6.3 million square feet under construction compared to just 65 million square feet of existing inventory. The “big box” product in Northwest Atlanta (properties greater than 250,000 sf) currently has a microscopic vacancy rate of just 0.2%. The submarket as a whole has a 3.0% vacancy rate, down 60 basis points (0.6%) from its Q2 mark.
