Q4 2021 Airport/I-85 South Industrial Market Report

Atlanta’s second-largest industrial submarket gained 6,397,577 square feet of absorption in Q4, a record high gain for a single quarter in the Airport/I-85 South Industrial submarket. This brings the submarket’s 2021 absorption total to 12,054,515 square feet, also a record number. Airport/I-85 South is currently a hub for new development, with 22 buildings totaling 8,515,899 square feet under construction. 17 buildings totaling 8,515,899 square feet have delivered in 2021. The submarket’s vacancy rate fell for the sixth consecutive quarter, dropping 240 basis points (2.4%) to 3.6%, the lowest vacancy rate on record in the Airport/I-85 South submarket.
