Q4 2021 Buckhead Office Submarket Report

Buckhead posted 70,144 square feet of positive absorption in Q4, the first positive quarter for the submarket in two years. Newmark moving into 36,819 sf at The Pinnacle, Amazon occupying 24,680 sf at Terminus, and Munich Reinsurance moving into 24,619 at One Alliance Center were the headline move-ins this quarter. Buckhead still lost over 1.1 million square feet of absorption in 2021, the worst loss for the year across the Metro Atlanta office market. The bulk of these losses did come in Q1 of 2021 thanks to AT&T’s scheduled and expected corporate relocation. Leasing activity has picked up as the year has gone on, a positive indicator for the submarket.
