
Q4 2021 Downtown Office Submarket Report
Downtown Atlanta saw 24,002 square feet of negative absorption in Q4, but among Class A properties was slightly positive, gaining 6,603 square feet. There were few large moves in the submarket in Q4: the largest move-in was Flexport occupying 25,036 square feet at Bank of America Plaza. Downtown Atlanta lost over 550,000 square feet in 2021, thanks in part to several big move-outs such as Truist at Marquis One and Two, and WeWork at 101 Marietta St. The submarket’s vacancy rate sits at 19.5%, 290 basis points (2.9) higher than this time last year. With Waldo’s breaking ground in December, over 667,000 sf is currently under construction in Downtown, the second-most of any Metro Atlanta submarket behind Midtown.
