Q4 2021 I-20 West/Fulton Industrial Market Report

This brought the submarket’s 2021 total to 4,273,851 square feet of positive absorption. At just 2.0%, I-20 West/Fulton Industrial boasts the lowest vacancy rate of any submarket in Metro Atlanta. The vacancy rate rose 10 basis points (0.1%) from Q3, thanks mostly to 6 buildings totaling 1,192,911 square feet delivering. With such little vacant supply, development has increased recently in the submarket, with 9 buildings totaling 1,715,302 square feet breaking ground in Q4. This brought the total area under construction in I-20 West/Fulton Industrial to over 3.5 million square feet, 8% of the total under construction space in Metro Atlanta.
