For 2021, this was the third-highest figure across the Metro Atlanta industrial market. I-75 South Industrial also boasts the largest absorption gain in 2021 as a percentage of the submarket’s inventory, as I-75 South has just 67 million square feet of existing inventory. Q4’s absorption gain of over 3.2 million square feet saw the submarket’s vacancy rate fall 420 basis points (4.2%) and finish at 3.2%, the lowest mark in over 20 years. New supply is on the way, as there are currently eight buildings under construction totaling 3,419,359 square feet in the submarket.
