Q4 2021 North Central Atlanta Industrial Market Report

The North Central Atlanta Industrial submarket posted its sixth consecutive quarter of positive absorption, adding 129,427 square feet in Q4. This brings the submarket to 269,744 square feet of positive absorption for 2021. North Central Atlanta has the smallest inventory of any Atlanta industrial submarket, with just 19.2 million square feet of existing supply. The submarket currently has 5 buildings totaling 656,572 square feet under construction, 3.4% of the existing inventory. North Central Atlanta’s vacancy rate rose 80 basis points (0.8%) in Q4 thanks to two buildings totaling 291,625 square feet delivering. Of buildings in the submarket larger than 250,000, the vacancy rate was 0%, with all the big box product in North Central Atlanta fully leased.
