Q4 2021 Northeast Atlanta Industrial Market Report
Atlanta’s largest industrial submarket saw over 9.3 million square feet of positive absorption in 2021. Northeast Atlanta also leads the Metro Atlanta industrial market in space under construction, currently with over 15.8 million square feet under construction. In Q4 alone, 12 buildings broke ground in Northeast Atlanta totaling 5,549,932 square feet. In 2021, the submarket’s vacancy rate fell 310 basis points (3.1%), finishing the year at 3.4%. Much like in other Atlanta industrial
submarkets, Northeast Atlanta’s vacancy rate is at an all-time low mark. Average asking rental rates in the submarket rose 13.2% in 2021, finishing the year at $5.16.
