Q4 2021 Northwest Atlanta Industrial Market Report

Northwest Atlanta saw its largest single-quarter absorption gain of all time in Q4 with 1,973,771 square feet of positive absorption. This marks the 7th consecutive positive absorption quarter for the growing submarket. Northwest Atlanta has the largest amount of space under construction relative to the total inventory in the submarket, with over 9.4 million square feet under construction compared to 80 million square feet of inventory. The submarket has a 2.6% vacancy rate, with the “big box” product (properties greater than 250,000 sf) boasting an even lower vacancy rate of just 1.5%. The “big box” vacancy rate did rise 130 basis points (1.3%) from Q3’s figure thanks to new spec buildings delivering.
