Q4 2021 Snapfinger/I-20 East Industrial Market Report

The Snapfinger/I-20 East Industrial Submarket gained 931,937 square feet of absorption in Q4. This was a great finish to a strong 2021 for the submarket, which gained 1,669,905 square feet of absorption in 2021: the best year for Snapfinger/I-20 East Industrial since 2016. Despite having the best absorption quarter since Q1 of 2016, the submarket’s vacancy rate rose 90 basis points (0.9%). This was thanks to four buildings totaling 1,382,593 square feet delivering in Q4. Even with these deliveries, there is still strong construction activity in Snapfinger/I-20 East Industrial, with two buildings breaking ground in Q4 and 779,105 square feet currently under construction.
