Q4 2021 Central Perimeter Office Submarket Report

Central Perimeter saw its first positive absorption quarter since Q2 of 2020 in Q4, adding 104,218 square feet across all property classes. This resulted in the vacancy rate dropping 40 basis points (0.4%) to 24.6%. The large move-ins during Q4 included Rooms To Go occupying 60,000 sf at Perimeter Summit, Centene Corporation taking 51,651 sf at South Terraces, and Schindler Elevators occupying 51,555 at Three Ravinia. Rooms To Go and Centene Corporation moved from elsewhere in the submarket, but both companies increased their space size during their moves.
